Our History →

Controlled Release Technolgies, since 1985.

HVAC units are indispensable, especially during sweltering days, providing much-needed relief by cooling our environments. However, an often overlooked but critical aspect of their operation involves the condensate drainage system. The process begins with the evaporator coil absorbing heat and moisture from the air, creating condensate. This water ideally drains away smoothly, but reality often presents a challenge: drain pans can clog, leading to overflows, water damage, and potentially significant expenses.

It was this pervasive issue that sparked the inception of Controlled Release Technologies. Lynn Burkhartt, our founder and a seasoned water treatment specialist, encountered this problem firsthand while servicing a 1,000-room resort at Disney World. Tasked with inquiries from service technicians and the chief engineer about preventing such overflows, Lynn envisioned a novel solution: a time-release cleaning agent that could continuously keep the drain pans clear. This vision culminated in the creation of PanGuard.

PanGuard is a revolutionary product—a time-release polymer block designed with porosity to encase cleaning agents. When water contacts the surface of PanGuard, it releases cleaning agents, dispersants, wetting agents, and corrosion inhibitors, maintaining drain water clarity for up to six months. Its efficacy exceeded expectations, leaving industry professionals astounded by its performance.

Since those early days, Controlled Release Technologies has expanded our repertoire to include a wide range of solutions tailored to various needs, from HVAC condensate pans to specialized drain treatment systems for the food industry. Our growth trajectory has been marked by continuous innovation, but our core mission remains unchanged: we listen to the challenges faced by professionals in the field and dedicate ourselves to practical, effective solutions.

Our journey from tackling a common yet underserved problem in HVAC maintenance to becoming a leader in water treatment, water sheeting and repellent coatings, HVAC cleaning solutions, and beyond is a testament to our commitment. At Controlled Release Technologies, we aim towards the future, pioneering time-release technologies that address and resolve everyday industrial challenges.

  1. PanGuard was created to tackle the challenge of overflowing condensate drain pans. It's effective results, quickly made it the go to for preventing HVAC overflows.


  2. Algae Guard, our EPA registered drain cleaner was introduced to the market. Registered effective against the growth of fungi, mildew, slime, algae, and odor causing bacteria*

  3. Controlled Release Technologies launched First Strike MICRO COAT. This onsite application provides an annual solution to prevent coil buildup and mildew.

  4. Cooler Guard saves cooler pads and allows evaporative coolers to run with the bleed turned off. They're time-release and effective for up to 30 days.

  5. Coil Shield was launched to prevent corrosion and mineral buildup on condensor coils. This onsite spray on coating defends coils all year long.

  6. Instant Powder Kegs make work easy for busy technicians. They're lightweight, easy to carry, and easy to mix. Each keg mixes to make one gallon of all purpose coil cleaning solution.

  7. Pancrete revolutionalized the way HVAC drain pans are repaired. It pours over the old pan and self-levels to leave a smooth cleanable surface. Pancrete is the permanent drain pan solution.

  8. V570 was introduced to stop corrosion and protect vertical HVAC surfaces. V570 seals small pinholes and cracks up to 25 mils in diameter.

  9. Drain Rings are rebranded to treat water in sanitary drains. Drain Rings prevent pooling, clogging, and odors. They're a valuable cleaning source for food production.

  10. Controlled Release Technologies moves from Florida to Shelby, NC. Our new 30,000 sq ft facility is the work home to many of the same employees, nearly 20 years later.

  11. Rachelle Wright becomes the owner and CEO of Controlled Release Technologies. She began working for the company at 16. Her exstensive knowledge and fresh ambition leads the company toward the future.

  12. Controlled Release Technologies is certified as a Women Owned Small Business with the SBA.

  13. Controlled Release Technologies continues to advance with a dedicated Research and development team, innovative products in development, and a leadership team that strives for daily improvements.

As the company's public face, Rachelle has been instrumental in showcasing products at trade shows, producing educational videos, and representing the company at various facilities.

Her comprehensive involvement in company operations has endowed her with invaluable experience and a thorough understanding of every facet of the business. On June 4th, 2020, her dedication culminated in her acquisition of the company, stepping into the role of owner and CEO.

Rachelle is more than just a titular leader; she possesses a deep knowledge of every aspect of Controlled Release Technologies and is capable of adeptly filling any role, from production to administrative tasks. Her enthusiasm for the company's future is matched by her commitment to uphold its legacy of excellence and innovation. Partner, CTO, Director R&D

His academic journey culminated in earning a Ph.D. in Materials Chemistry from Rensselaer Polytechnic Institute in Troy, NY, in 1993.

Marking his 20th year with the company in 2024, Dr. Serpico has ascended to the esteemed role of Chief Technology Officer, and Director of R&D at Controlled Release Technologies. In this capacity, he oversees the critical domains of quality assurance, pioneering research initiatives, and the evolution of new products. Furthermore, Dr. Serpico is entrusted with the oversight of regulatory compliance, intellectual property matters, and manufacturing protocols, maintaining his role as the company's Principal Scientist and the laboratory's managing director.

His dedication and expertise have propelled the R&D department forward and established him as an integral and cherished member of the CRT community.
